The Porter Street Apartments offer luxury features and unparalleled lifestyle conveniences including upscale finishes and floor-to-ceiling windows which showcase unrivaled Baltimore skyline views.

Tour Highlights:

The Porter Street Apartments are situated on the former Phillips Seafood property and represents the transformation of a former food production facility. Porter Street Apartments offer luxury with an expansive amenity package including a 1/2 acre of outdoor space, a heated pool, fitness center, workspaces, dog washing stations, and secure bike parking. This is the only apartment building in South Baltimore to offer an “All-Inclusive Living Experience” in which all fees, utilities, and parking is included in the rent. Other Unique Features Include:

  • The foundation design consisted of stone aggregate pier improved soil on one part of the site and conventional footings, over a demolished building slab on grade, on the other part of the site.
  • The structure consisted of a Type IIIA construction, 5-story wood framed building adjoining a Type IB construction, 7-story light gauge wall/composite steel floor joist building. Steel framing and relief angles within the exterior walls were required to support full elevation height brick on the 5-story wood framed building.
  • Transfer beams were used on both buildings, particularly the second floor of the 7-story building, where residential space occurs over the lobby and public space.
